Vacant Site in Residential Area – 0.1 Ha (0.25 Acre)

Ballingry is a popular village in West Central Fife, situated to the east of the M90 motorway approximately 2 miles north of Cowdenbeath. Local amenities including shops, banks and schools are available nearby and there is a good range of outdoor pursuits available at Lochore Meadows County Park. A further range of facilities can be found in Kirkcaldy and Glenrothes both some 10 miles to the east. Lochgelly to the south provides a branch line railway station and it also has an easy link to the adjacent A92 which connects to the Central Scotland motorway network. The land is situated within an attractive residential area lying to the north of the village.

Heading north from Lochore on the B920 and after entering the village and passing the primary school, turn left into Ballingry Crescent and then first right onto Kirktoun Street.

The site is situated on the east side of Kirktoun Street which is a highly densely populated residential area. The site was previously developed with a row of four residential dwellings, which were demolished due to structural defects. This is a mainly level rectangular site extending to approximately 0.1 ha. The site is hardstanding surfaced and the boundaries are generally well defined being mainly timber fencing and brick walls with residential housing surrounding the site. There is direct access to Kirktoun Street and unrestricted parking within the area. It is understood there are plans for an affordable housing development within the area. This site provides a suitable opportunity for flexible residential development, subject to gaining necessary planning consents.
