Location

Maud (pop 780) is an attractive village in the Buchan area of Aberdeenshire. It is located 5 miles west of Mintlaw, 13 miles west of Peterhead and 29 miles north of Aberdeen.

The village is essentially the service centre for this part of rural Aberdeenshire with several main roads running through it. Maud has several shops, a primary school and a community resource centre which includes a doctors’ surgery.

The property is located on the south-eastern edge of the village and is partially adjoined by residential property and partially by agricultural land.

From the centre of the village, head briefly east on the B9029 in the direction of Old Deer and then turn right just before a war memorial onto Bank Street. The property is found on the right after 400 metres.

Description

The property was built in the late 1860’s following an architectural competition with the brief of providing 125 beds including accommodation for 35 paupers. It was opened in 1869 as Buchan Combination Poor House and is category B Listed. The main frontage is particularly impressive, built with stone blocks & dressed granite features, with further wings to the rear including linkway and rear terrace on the ground floor and a linkway at first floor level. The Hospital latterly provided care for the elderly and closed in 2008.

The property includes extensive grounds with the former hospital buildings towards the centre of the site. The buildings are generally two storeys with attic space and built of stone granite with slate covered roofs. Windows are mostly timber sash and case. Most of the site is bounded by a 2-metre-high wall, though the ownership does extend into a field on its south west side.

The property offers potential, subject to all necessary consents, for conversion of this extensive property to a wide range of uses, such as residential, hotel, training centre, care home. See also Planning below.

Whilst this permission has now lapsed it does indicate the type of uses that may be suitable for this property. Further details regarding this planning permission are available on Aberdeenshire Council’s web site using their reference APP/2013/2432. The application included some useful site plans and existing ground and first floor plans.
