Substantial Site With Planning Permission - 0.97 Hectares (2.4 Acres)

The property is prominently located in the Provanhill area of Glasgow two miles to the north east of the city centre. Situated on the north side of Royston Road, at its junction with Broomfield Road, it is within easy reach of access points to the M8 and M80. The surrounding area is a mixture of public housing, a primary school and various industrial and commercial uses.

A generally level site covered in rough grass and having frontages to Royston Road, Broomfield Road and Forge Street. The road frontages are fenced and, to the north, the land adjoins a railway. Subject to all necessary consents, the land should be suitable for a wide range of potential uses.

Planning permission has been gained for the property, residential on the southern part and a care home on the north, see PLANNING below.

Site Area

0.97 Ha (2.4 Acres) approx.

The southern part of the site has planning permission for the erection of flats with associated car parking taking access off Forge Street. According to the application this was for 28 flats. The planning permission was given approval in November 2015 and is therefore still live. The associated plans and other information can be viewed on Glasgow City Council’s web site using their reference 11/02315/DC. The northern part of the property had planning permission for a sixtybed care home with access being taken off Broomfield Road. This was approved in March 2013 and whilst this permission has lapsed, this does give an indication of the type of development that Glasgow City Council is likely to grant permission for. The associated plans and other information can again be viewed on Glasgow City Council’s web site using their reference 11/02314/DC.

Owner vacant possession. Please note that the plan shown is part of the planning applications documents. The ownership boundaries will be slightly different. Potential buyers are recommended to view the legal pack to ascertain the exact extent of the property.
