The site lies at the north-east edge of the attractive small harbour village of Collieston and adjoins a minor public road that runs to a beach & coastal view point at Cransdale. Collieston was first established in the 1500’s as a fishing village and lies on a section of magnificent coastline, rich in scenery & wildlife, including to the south, the Sands of Forvie National Nature Reserve and to the north several miles of pink sandstone cliffs, numerous coves, followed by the expansive sandy beach at Cruden Bay & its adjoining renowned Links Golf Course. The property is located 6 miles from Ellon (population 10,500), which has a secondary school, wide range of shops & public amenities and a growing employment base. The nearest primary school is at Slains, 1.75 miles from the village. Aberdeen is 18 miles to the south, with main road access to it via the A975 & A90. The Aberdeen Western Peripheral Road is nearing completion and should dramatically reduce journey times to the south side of Aberdeen.
