Attractive Income Producing, Category C Listed Office with Asset Management or Development Potential, subject to Planning. 359 sq.m (3,860 sq.ft) Passing Rent of £16,500 pa.

Dunfermline has a resident population of just over 50,000 persons and is the largest settlement in the Kingdom of Fife. It has a reported catchment area of 150,000 and numbers are swollen by tourists in the summer months. Dunfermline was once the capital of Scotland and historic records date back to the 11th century. Dunfermline Abbey is the burial place for many Kings and Queens including Robert the Bruce. The town is now better known for its service industry, with firms like Nationwide, Sky and Amazon employing large numbers in the area.

Located 4 miles north of the shores of the Firth of Forth and the new Queensferry Crossing, Dunfermline is well connected to a network of roads (M90) and rail to Edinburgh (20 miles away) Stirling (28) and Perth (30).

The premises are on the north side of Abbey Park Place, on the corner with Canmore Street. The property has mixed residential and commercial uses in the vicinity and neighbouring occupiers include Abbey Park House which is a private residence, The Citizens Advice and Rights Fife office as well as The Alhambra Theatre.

This is a large villa that has been converted to office use and extended. The principal office is a stone build property over ground, first and attic floors. Single storey extensions have been built as annexes to the North and West of the main building. The former walled garden grounds to the north of the villa have been laid to tarmac and converted into a car park, accommodating approximately 20-25 cars.

All the lettable space can be accessed through the main entrance and the north and west annexes can be separately accessed from the car park.

Disabled access is also available to the annexes via the car park. Both annexes are currently vacant and there are two tenants who occupy part of ground floor and part of the first floor of the main building. There are asset management options available to re-let the vacant space and an opportunity to refurbish the accommodation. Alternatively, the property could be converted to residential use, subject to all necessary consents.
