Redundant Tank near Village – 0.075 ha. (0.185 ac)

Lennoxtown is an attractive village nestling at the foot of the Campsie Fells and lying some 13 miles from Glasgow. There is a good selection of local amenities available including local shopping, community hub, library, bowling club, health centre and schooling. Nearby Kirkintilloch, Lenzie and Bishopbriggs provide further services. The surrounding countryside provides for cycling, walking and golfing. It is well placed for commuting to Glasgow and the remainder of the Central Belt via the motorway network which can be reached in 15 minutes by car.

The site lies to the north east of the town, on sloping ground facing south and overlooking Campsie Golf Club and the town. Heading north from Lennoxtown on the B822 towards Fintry, follow this road until it becomes Crow Road and continue until you reach Campsie Golf Club on the left. There is a house called Roughcraig House next on the right after the left hand bend, the property is accessed by a track on the right immediately past this house. Please note this is an overgrown track and may not be passable unless on foot. Passing through the field gate onto the golf course, the site can be seen straight ahead. Grid Ref: NS6286778720

The property is in a semi rural location and contains a redundant service reservoir which comprises a mainly rectangular area containing an underground tank with various associated above ground cabinets. The area described within the title extends to 0.075 ha (0.185 ac). The site is enclosed by a steel mesh security fence and it is understood that the fenceline on the eastern boundary of the site has been erected slightly outwith the title area. It is recommended that interested parties inspect the title pack details which are available from the Seller’s solicitors, Anderson Strathern. Access to the site is provided for in the title. The site is mainly surrounded by the golf club ground. To the east lies an area of overgrown scrub and a large pond which were at one time connected with the water authority’s use but are now outwith Scottish Water’s ownership. There are good views to the south over the village and beyond.
