Vacant Town Centre Retail Outlet and Offices above. Development Potential, subject to Planning. 2,500 sq.ft

Dunfermline has a resident population of just over 50,000 persons and is the largest settlement in the Kingdom of Fife. It has a reported catchment area of 150,000 and numbers are swollen by tourists in the summer months. Dunfermline was once the capital of Scotland and historic records date back to the 11th century.

Dunfermline Abbey is the burial place for many Kings and Queens including Robert the Bruce. The town is now better known for its service industry, with firms like Nationwide, Sky and Amazon employing large numbers in the area.

Located 4 miles north of the shores of the Firth of Forth and the new Queensferry Crossing, Dunfermline is well connected to a network of roads (M90) and rail to Edinburgh (20 miles away) Stirling (28) and Perth (30).

The premises are in a prominent location, on the south side of High Street, at its four-way junction with Bridge Street, Bruce Street and Kirkgate. This is within the historic Quarter of Dunfermline, a short walk to the Abbey and Pittencrieff Park, to the West. The locality has a mix of residential and commercial uses and neighbouring occupiers include the City Chambers, Carlucci’s Restaurant and a short walk away is the town’s Bus Station.

The property is a corner High Street block, consisting of retail premises at ground floor, two floors of office above plus an attic. There is an additional single office at first floor above the neighbouring property to the South.

The retail unit has a 7 meter frontage to the High Street and a return frontage of a further 1.5 meters to Kirkgate. Formally a Visit Scotland Information Centre, the unit would suit Use Class 1, 2 or 3 uses, subject to consent for Class 3.

The first and second floors comprise four well-proportioned offices all carpeted and painted throughout with male and female WCs and a kitchen at first floor. There are some period features and fireplaces and a pleasant aspect over the High Street. The attic floor is unfinished, with restricted head-height due to the combed ceilings and only partially floor-boarded.

The upper floors are accessed by a stair to the east of the retail unit and could be separated to provide a conversion opportunity to residential, subject to the necessary consents. The building is not Listed although it is located within a Conservation Area.
