Land Extending to 1.77 Acres with Conditional Consent for 6 Houses

Stow is a picturesque village in the Scottish Borders some 8 miles north of Galashiels and 25 miles south of Edinburgh. Standing adjacent to the Gala Water and straddling the A7, Stow provides a range of local services including Post Office/store, café modern primary school and health centre. The village has seen recent expansion with new residential development, and with the opening of Stow Station on the Borders Railway, the local economy has received a significant boost. The property is within an easy walk of the station, the village has a bus service and being situated on the A7, Edinburgh is within commutable distance.

Heading south on the A7 and after entering Stow, turn left into Lauder Road. Pass the Post Office and bear left uphill out of the village. The sites are on both sides of the road after passing the last house on the right.

The sites, separated by the B6362, command unsurpassed views west across the village and down the valley of the Gala Water. Two broadly rectangular sites, both sloping down from east to west and covered with rough pasture and scrub. The sites are generally bounded by timber post and wire fencing with the west most boundary of the lower site defined by timber fence and stone walls. The sites offer a spectacular development opportunity with the principle of residential development already established.

Site Area

Combined site areas – 0.716 Ha (1.77 Acres) approx.

Scottish Borders Council originally granted planning permission in principle for 6 houses subject to a Section 75 Agreement in December 2013 – Ref 09/01533/PPP. An application to renewal this consent – Ref 16/01461/PPP was lodged with the Council in November 2016. At the time of going to press the application was still to be determined, however, it is understood that the Council are minded to approve the renewal with the Section 75 Agreement in the process of being signed off. This will then provide a further 3 years to implement the permission. Further details are available on Scottish Borders Council’s planning portal.
