Modern Four Bedroom House in Rural Location With Land 0.29 Ha (0.72 Acres)
The property is located two miles to the west of Forfar (population 14,000) and fifteen miles north of the city of Dundee in rural Angus. The property has open views which are particularly extensive to the south. There are many outdoor pursuits in the area such as golfing, hillwalking, fishing (fresh water and sea) and skiing at Glenshee which lies a little over an hour’s drive away. Forfar has a wide range of services including supermarkets, secondary schooling and a leisure centre. Access to the A90 dual carriageway is convenient and offers fast access to Forfar, Dundee and Aberdeen is only a little over an hour away.
Heading north on the A90. At the Glamis Junction to the west of Forfar, take the slip road sign posted for the A94 to Coupar Angus. At the roundabout, take the first exit towards Coupar Angus onto the A94. After a short distance, there is a white house on the right. Turn right here at the sign to Drumgley. Follow this rural road for around 1.2 miles. The turn to the house is on the right, clearly signed for “Easter Drumgley”. The distance from the public road to the house is around 0.4 mile.
Cotterton Lodge is a large luxurious house which offers a great quality of accommodation for an occupier. The rooms are finished to a high standard with high quality fittings. The house was originally built around fifteen years ago, though has recently had a substantial refurbishment. The gas central heating is via LPG.
Ground Floor: On entering the property through the front door there is a large reception hall with a feature stair case. The large lounge/dining room runs the full depth of the house. There is also a living room, a four-piece bathroom, utility room and a particularly impressive kitchen with an excellent range of new kitchen appliances. A large double garage completes the accommodation on the ground floor.
First Floor: The impressive staircase leads up to a spacious landing. There are four double bedrooms of which three are particularly large, one of which has an en-suite bathroom. There is also a four-piece bathroom, the bath is a corner bath which doubles as a jacuzzi.
Garden: The garden is currently mostly laid to lawn with some gravel areas to the front.
Land: There is a substantial area of ground to the side of the property known as “The paddock” The ground is generally flat and covered in grass with an embankment on northern and eastern sides. It is understood that the house’s septic tank is within this area.
The paddock would seem suitable for a small residential development of perhaps one to four houses. There are a few houses near the property of various ages and sizes and a proposed new house is intended to be constructed about fifty metres to the west of the property, adjacent to Cotterton of Drumgley House, where there is an old steading.
The property is in essentially move in condition, however with some work to the garden areas and perhaps seeking planning permission for the paddock area adjacent there is considerable scope for creating additional value.
“The Paddock” to east of House 0.29 Ha (0.72 Acres)
The paddock area does not have planning permission and nor has planning been sought. Our clients’ architect has created, for illustrative purposes, a layout plan with four houses on it which may be possible, subject to all necessary consents. Please contact the Auctioneers for a copy.
Planning permission has been gained for an existing steading and shed at Cotterton of Drumgley, which lies about fifty metres to the west of the property, by Angus Council for the erection of a house. Angus Councils reference is 16/00367/FULL. Interested parties should discuss any possible proposals with Angus Council Tel 03452 777 778. The granting of this permission may assist in the prospects for developing the land as part of this Lot.
