The land is situated on the north west boundary of Knockentiber, a small village lying just over 2 miles north west of Kilmarnock. It is accessed from the adopted road leading off the B751which runs through the village. The A77/M77 motorway link is within easy reach providing access in a southerly direction towards Ayr and Girvan and the Ayrshire Coast and in a northerly direction towards Glasgow.
Travelling north through Knockentiber on the B751, take the left turning onto Southhook Road at The Tiber Tavern and follow this road leading out of the village. Following the right hand bend you will see a metal field gate on the right hand side, opposite the road leading to Busbiehill. Park here for access on foot onto the property.
The subjects comprise a broadly rectangular, undulating block of land, most recently used for grazing, located to the north west of Knockentiber. The land is bounded mostly by post and wire fencing with some post and rail in parts and there is easy access from the public road via two metal field gates leading into separate parts of the property. It benefits from a trough water supply located on the southern boundary adjacent to the road. There is also a natural water supply running along the west and part of the north boundary. At one of the entrances into the land there is a small timber fenced livestock holding area. There are some hedge and fence boundaries within the site but these are not complete. The property is surrounded by farmland, is close to a recent residential development (to the north -east) and there is a cycle track running along the old railway to the north side. The ground has been subject to grazing leases in the past, but is now offered with vacant possession. The resumption of grazing or the creation of paddocks for horses/ponies, would be a possibility for the forthcoming season.
