Location

The town of Hawick (Pop 14,300) is set in the attractive Teviot Valley in the Scottish Borders. Hawick is an interesting market town with a long history, an imposing High Street and spectacular Town Hall.

The town is located on the A7 trunk road offering good connections to Edinburgh, fifty miles to the north, Carlisle forty miles to the south and Galashiels, with its railway station, eighteen miles to the north. Hawick offers a comprehensive range of amenities within the area including supermarkets, a variety of independent traders, a cinema complex, large leisure centre and a good number of cafes, bars and restaurants.

The property is in the Wilton area of Hawick on the north-western side of the town at the junction of Princes Street and Langlands Road. The site has attractive views to the south over the town and countryside beyond. The immediately surrounding land uses are mostly residential.

Description

This property is a former textile mill complex made up of several extensions to the original building that stands to the front. The buildings occupy roughly half of the sloping site. The front section of the main building is mostly stone and rendered brick walls over three storeys with a flat roof.

Due to the sloping hill side on which the mill is built, the number of storeys decreases as the building goes back. Most of the structures are steel framed with brick infill. Roofs, apart from the front section are mainly pitched and covered with asbestos cement sheets.

In addition, there are two small detached buildings to the rear, including a boiler house on the western side of the property, and a small store on the northern side. Internal access was not gained to these by SVA.

The property benefits from a large tarred parking area to the rear which is accessed via an access road to the side of the main building.

The most likely use, subject to all necessary consents, would seem to be for residential use or a use to compliment the predominantly residential nature of the immediate area.

This property is in such a condition that at a comprehensive refurbishment would be required or alternatively demolition might be contemplated to create a cleared site.
