Lilliesleaf is a picturesque, rural village lying on a ridge of ground above the Ale Water, some 11 miles south of Galashiels and 45 miles south of Edinburgh. There is a primary school in the village as well as a Church, public hall, two pubs and a coffee shop. A wider range of amenities can be found nearby in Melrose, St Boswells and Galashiels which have supermarket and specialist shopping, hotels, restaurants and recreational facilities. Secondary schooling is available in Selkirk (10 miles). The Borders General Hospital and Scottish Borders Council headquarters are both within easy reach and there are good road links to Edinburgh and the north of England. This is an irregular shaped, gently sloping site extending to approximately 0.73 ha (1.82 ac) lying on the north side of Main Street within the village centre. The site is bounded by open fields to the north and residential properties to the east and west with the B6359 running parallel along its southern boundary. The site is currently down to pasture. Please note there is no fence in place on the northern boundary of the site. From the centre of the site, there are open views to the north over the Ale Water. Situated within an easily accessible part of the village and with good access to the surrounding countryside, the site provides a suitable opportunity for progressing with previous development proposals or a revised scheme subject to gaining any further necessary planning consents.

In 2015, planning permission was recommended for approval for the erection of 10 residential dwellings on part of the subjects of sale nearest the road, referred to as Phase 1. Ref: 15/00711/ FUL. Planning permission was also recommended for approval for Phase 2 which relates to 6 units to be erected on the land to the north part of the plot. Ref: 15/00712/PPP. The permissions have since been withdrawn by Scottish Borders Council and we understand that this is due to the lack of activity on the site. We are informed that the land is zoned appropriately in the Local Development Plan for the previously proposed housing development and any alternative proposals that interested parties may wish to investigate.
