Former Bank Premises with Potential for Alternative Use, Income £3000 p.a. from ATM Letting – 2,514 sq.ft

Invergordon is a busy portal town on the north coast of the Cromarty Firth. It is approximately 24 miles north of Inverness. In recent years, it has developed and continues to grow as a stopping point for Cruise ships with over 100 ships expected to stop here this year. It also continues to be popular with the oil industry due to its naturally excellent deep-water harbour. There is also a large Whyte & Mackay distillery situated on the north side of the town. The property is situated in the main shopping thoroughfare close to a good range of shops. It would be suitable for a range of uses from office to retail, as well as potentially residential conversion, subject to obtaining the necessary statutory consents.

The property comprises the ground and basement floors of an imposing traditional stone built, four storey, detached property under a pitched slated roof. A short flight of 8 steps, lead up to a common entrance door at ground floor level, leading to a vestibule shared with the properties above. Disabled access is also provided by way of a ramp from pavement level.

The ground floor accommodation has its own timber front door which folds back to show a timber and glass door leading into the former banking hall. This is a large open space with windows to both the front and rear. There are two cast iron columns with attractive detailing at ceiling level providing central support to the floor above. To the front of this area is a doorway leading to some internal space behind the ATM room, which could provide a meeting room or storage.

To the rear left side of the open area a flight of 4 steps provides access to a room with window to the rear and with a toilet off. To the rear, right side of the open area there is another good-sized room which has had a toilet area built into it. It has previously been used as a staff area with some kitchen units including a sink and instant hot water heater. There is a large internal store off this room.

Lastly, from the main area there is a built in safe room with cast iron door. The basement has its own door from the common entrance vestibule which leads immediately to a flight of stairs with an emergency exit to the side of the building halfway down. The space has some air conditioning units and wall mounted radiators. There is a suspended ceiling incorporating fluorescent light fittings with diffusers in the majority of areas but some of the original cornicing is visible. The windows are original timber sash & casement single glazed throughout. The basement is in fairly original condition and has a selection of storage areas almost entirely without windows to the front and 3 attractive rooms with windows to the rear. There is also a door to the rear however the garden ground is in separate ownership.

To the front of the building and with a separate access is a single storey extension housing an ATM unit. This area is to be leased back under the terms stated below.
