Former Bank Premises with Potential for Alternative Use, Income £2,000 p.a. from ATM Letting

Lochmaben is a small town located on the A709, 4 miles from Lockerbie/M74 and 8 miles from Dumfries. The town has a wide, tree lined main street with a Town Hall at one end and Lochmaben Church at the other. These together with traditional styled dwellings and shops make the High Street a most attractive setting. The town has three lochs, one of which has Lochmaben Castle on its banks. The castle was built in 1298 by King Edward I of England and was subject to many sieges and attacks. The area is popular with tourists and walkers.

The property comprises part of the ground floor in a two storey building. The first floor is residential and is not part of the property for sale. The C listed building dates from the 19th century and has harled walls and a central pilastered entrance door. Internally there is an entrance lobby leading to rooms on either side of the building. To the left is a room which contains an ATM “Vulcan” unit to which the sellers will retain a right of access – see Tenancy and Tenure sections below. On the right side there is a large room formerly containing the bank counter and office areas. The room has good quality lighting and an electric wall heater. The counter, a safe and some other fittings have been removed and some renovations will be required as a result. On one side of the room is a secure book/strong room and a store room. A corridor leads to a cupboard, a store, female and male toilets and a staff room with a sink. Heating is provided by electric wall heaters.

The property is in a central and highly visible position in the town and enjoys plenty of passing traffic with street parking immediately outside. With these benefits the property is ideal for a variety of office or retail uses subject to necessary consents.
