Location

The property is situated to the north of the city centre, just to the west of the Forth and Clyde Speirs Wharf canal basin. Directions

From St Georges Cross, head broadly north on St Georges Road, going straight ahead at its junction with North Woodside Road and Braid Street. At the next junction turn right onto Garscube Road and take the first left (at the ATS Depot) into Sawmillfield Street, where the southern boundary of the site is at the top of the street, on the left. Alternatively, after turning into Sawmillfield Street, take the first left into Burns Street and first right into Farnell Street. Description

The property comprises a broadly rectangular site of just over 1 acre, bounded on its eastern flank by the Forth and Clyde Canal, directly opposite Speirs Wharf. Warehouse and commercial premises lie to the west and south, whilst a large yard/ customer car park is situated to the north. The site has the benefit of vehicular access from Farnell Street to the north and has road frontage to Sawmillfield Street to the south.

The site, which lies below the level of the canal, has no buildings standing on it and is currently down to hard standing and is partly overgrown with scrub and semi-mature trees.

The possibility of developing a student accommodation complex (see Planning below), is underpinned by the very strong demand for student accommodation. Planning

The site had full planning permission for a prestigious and substantial development of student accommodation and ancillary facilities. In June 2013 Glasgow City Council granted consent for the erection of student accommodation with retail, café, and pastoral spaces, artists’ studios, and a gym for student use – Planning Reference – 13/00069/DC. The consent provided for 243 student rooms in a combination of “cluster and studio formats” arranged over a total of eleven floors. This consent has now lapsed, however seriously interested parties may wish to request the package of technical information which includes site investigation reports, topographical plans etc, which are available for the joint auctioneers.
