Location

The property is centrally located in the busy Borders town of Galashiels (population 14,000) which lies on the A7 some 33 miles south of Edinburgh and 62 miles north of Carlisle. It is a major service and administrative centre for the area with a wide range of businesses and services. The area is well known for its textile industry and Heriot Watt University’s School of Textiles and Design is located in the south of the town. The A68 Edinburgh to northeast England is nearby and the town has good road links with the other principle areas in the Borders. The reinstatement of the Borders Railway Line between Edinburgh and Galashiels has increased accessibility to Scotland’s capital city with trains running every 30 minutes throughout the day. Roxburgh Street lies close to the High Street in the centre of Galashiels and the property is located on the left hand side, on its corner with Botany Mill.

Description

Botany Mill dates from the late 18th century and comprises a large and impressive four storey C Listed mill building and a separate three storey detached traditional building which fronts the public road. Originally known as Weirhaugh Mill, it is thought that the name Botany Mill arose from it being the first mill in the town to use Botany wool. The wool manufacturing trade in Galashiels was the sole reason for the town’s expansion and prosperity in the 19th century. The buildings have now fallen into disrepair and require refurbishment/conversion. The surrounding area is predominantly commercial/industrial with some residential units at the High Street end of the street. Rateable Value

There appears to be various entries in the Valuation Roll relating to the subjects. Tenure

The subjects are sold subject to a lease in favour of Orange Personal Communications Services Limited (now EE) dated 15th October 2001 for 15 years. Rent reviews have been carried out at 5 yearly intervals and the current rent payable is £6,812.72 plus VAT per annum payable quarterly. The agreement is currently continuing on tacit relocation.
