Former Bank Premises with Potential for Alternative Use - 2,106 sq.ft

Campbeltown (population 6,000) is the principal town on Kintyre, a long peninsula on the west coast of Scotland with the Atlantic Ocean on its western seaboard and the Kilbrannan Peninsula and Firth of Clyde on the eastern seaboards. The Mull of Kintyre is to the south. It lies some 140 miles south west of Glasgow and is accessible via the A83. There are around 5 train services a day running from Glasgow. The town has recently enjoyed a resurgence in popularity due to investment into local leisure facilities, the revival of whisky production and the support of the major wind power industry that has established itself on the peninsula. The harbour is busy with leisure craft and fishing boats and the surrounding countryside provides excellent golfing and water sports opportunities. The surrounding area is one of mixed uses, including residential, commercial and institutional (the Sheriff Court).

The property comprises the ground floor of a detached two storey plus attic traditional stone building under a pitched slate roof. This is an attractive C listed building located within the conservation area of the town. It was constructed circa 1885 by the renowned scottish architect Charles Kinnear who was particularly associated with the construction of bank premises throughout Scotland. There are two extensions to the rear and the upper floors are in residential use. The internal accommodation, which has not been inspected by SVA Property Auctions at the time of going to press, comprises an open plan area, office space, strong room, staff area and toilets. The property benefits from some original features, electric heating, reflective lighting and carpeting. On street parking is available, however the subjects of sale include an area of ground to the rear of the premises, most recently used for car parking, but excludes the former garden ground lying to the east. This is a well placed unit providing an opportunity for office or retail use or, subject to obtaining the necessary consents, may lend itself to alternative development including residential use.
