On client’s instruction, the following Lots have been sold/withdrawn prior to auction.

Lot 4 – 26 Seafield Street, Portsoy, Nr Banff, Aberdeenshire - Withdrawn Prior
Lot 14 – 55 High Street, New Pitsligo, Nr Fraserburgh, Aberdeenshire - Withdrawn Prior
Lot 17 – 116 Main Street, Bainsford, Falkirk – Withdrawn Prior
Lot 18 – 32 Eglinton Street, Beith – Withdrawn Prior
Lot 26 – 58 New Street, Dalry – Withdrawn Prior
Lot 27 – 171 Station Road, Cardenden - Withdrawn Prior

Value Added Tax:-
We confirm that Value Added Tax (VAT) will be levied on the purchase price
of Lots –7, 12, 13, 20, 24, 25, 28 & 31

Interested parties have their attention drawn to the following amendments:

Lot 2 – 4 Laurie Terrace, Thurso, Caithness - The subjects of sale also include a mid-terrace lock-up garage situated to the south-west of the house, which has not been inspected by SVA Property Auctions. Please contact the Seller’s solicitors for a copy of the full title for the house and the garage, or the Auctioneers for a location plan.

Lot 6 – Land at Innesdale Farm, Janetstown, By Thurso - At the time of our inspection, there was evidence of unauthorised use of the site. The Sellers have not authorised the use of the site and are unaware of any tenancy being granted for said use.

Lot 19 – 10 Walker Street, Paisley - We understand that the main bowling club within the vicinity of the property is Wellmeadow Bowling Club. Victoria Bowling Club lies further to the east of the property.

The guide price is now “Circa £360,000” and not as previously stated.

Lot 23 – Former North Third Water Treatment Works, Near Stirling - The image below, together with further images of the approved conversion of the Water Treatment Works to an impressive single dwelling and the conversion of the Tank Building to form a modern contemporary house are on the SVA Property Auctions website and available from the Auctioneers, who also hold files containing addition planning information and drawings.


Money Laundering Regulations


The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer Regulations 2017 (the “Regulations”)
To comply with the above, successful bidders are required to provide SVA with proof of identity and proof of current residential address by producing the following documents prior to signing the bidders form and signing the legal contract at the auction:

A photographic ID, such as a current signed passport, new style UK driving licence, UK old style paper driving licence, residential permit issued by the Home Office to EU Nationals on sight of their own country passport;

A utility bill, bank or building society statement, or credit card bill issued within the previous 3 months, providing evidence of residency at the correspondence address.

If the bidder is acting on behalf of a limited company, the bidder will be required to provide personal proof of name and address as detailed above and in addition:

copy of the company certificate of incorporation;

written authority from the company that the bidder has the authority to represent and purchase on behalf of the company at the auction.
