On client’s instruction, the following Lots have been sold/withdrawn prior to auction

 

Lot 8 – KDM Business Centre, Wellington Circle, Aberdeen – Sold Prior

 

Lot 10 – Main Street, Lilliesleaf, Roxburghshire – Sold Prior

 

 

Value Added Tax:- We confirm that Value Added Tax (VAT) will be levied on the purchase price

of Lots – 1, 7, 15, 17 & 21

 

 

Interested parties have their attention drawn to the following amendments:

 

Lot 2 – Viewforth Filling Station, Higgins Neuk, Nr Kincardine Bridge - Please note that there is a slight amendment to the title area. The revised area is 3235 sq.m and not 3241 sq.m as stated in the brochure. Please also note that the purchaser will be responsible for re-aligning any fenced boundary that is not erected on the correct title boundary position. Please refer to the special conditions of sale within the title pack for full details.

 

Lot 3 – Land at Burdiehouse Road, Edinburgh - Please note that the joint auctioneers for this Lot are:

Lot 7 – 30 Westmuir Street, Glasgow - Please note the new acting solicitors for this Lot are:

Lot 13 – Wellington Inn, 50 Main Road, Crookedholm - During a viewing of the Lot one of the attendees indicated that they had recently purchased sections of the ground floor and rear garden of the property known as 54 Main Road, Crookedholm, Kilmarnock from a third party. 54 Main Road corresponds to the part tinted blue on the Land Register of Scotland Title Plan for the Property.  The Land Register of Scotland Title Sheet for the Property (AYR41110) confirms that "as to the part tinted blue on the Title Plan, only the ground floor flat and the ground to the rear is included in this Title".  DLA Piper Scotland LLP have received no formal approach from any third party indicating that Title Sheet AYR41110 is inaccurate (whether in respect of 54 Main Road or any other parts of the Property) and have taken no steps to clarify whether sections of the part tinted blue on AYR41110 do not form part of the Property.  Prospective purchasers are encouraged to review the documentation provided in the legal pack (including the Level 3 Plans Report and Title Sheet AYR41110) and to make such other enquiries as they see fit.   

 

Lot 16 – 28/30/30A Grange Street, Kilmarnock - EPC: Band G

 

Lot 21 – 5 Sites at East Kilbride, Glasgow & Bellshill - Please note that in the main title of the brochure entry ‘Land at Belgrave Road’ should read ‘Land at Belgrave Street’.

 

Please note that all maps and plans within the brochure are indicative only and for the convenience of purchasers. Prospective bidders should ensure that they study the title pack with particular reference to the boundaries involved with each parcel of land. 

 

 

Money Laundering Regulations


The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer Regulations 2017 (the “Regulations”) To comply with the above, successful bidders are required to provide SVA with proof of identity and proof of current residential address by producing the following documents prior to signing the bidders form and signing the legal contract at the auction:
• a photographic ID, such as a current signed passport, new style UK driving licence, UK old style paper driving licence, residential permit issued by the Home Office to EU Nationals on sight of their own country passport;
• a utility bill, bank or building society statement, or credit card bill issued within the previous 3 months, providing evidence of residency at the correspondence address.

If the bidder is acting on behalf of a limited company, the bidder will be required to provide personal proof of name and address as detailed above and in addition:
• copy of the company certificate of incorporation;
• written authority from the company that the bidder has the authority to represent and purchase on behalf of the company at the auction.
