Storage/Workshop in central location 30 sq.m. (323 sq.ft)

Lochgilphead is a busy town located some 38 miles south of Oban. It is the administrative centre of Argyll & Bute Council which is located at Kilmory. The town has a wide range of amenities including supermarkets, hospital, cafes, restaurants, independent shopping, schooling and sports facilities. The waterfront area is currently undergoing a regeneration project which is scheduled to complete later this year – this will provide a much-improved area for events, recreation and enjoyment. Lochgilphead lies on the A83 tourist route, leading from Loch Lomond to Arrochar, Inveraray, Lochgilphead, Tarbert and onto Campbeltown. The surrounding countryside is popular for tourism and outdoor pursuits including walking, mountain biking, fishing and sailing. The boating centres of Crinan, Tayvallich, Ardfern and Craobh Haven are all nearby. There is an extensive range of facilities in Oban, which is renowned for its attractive harbour and ferry crossings to the neighbouring islands. It is connected to Glasgow by rail taking approx. 2 hours. MacBraynes Lane is situated centrally in the Conservation Area of the town. It connects the A83, the main road through Lochgilphead along the waterfront and Union Street to the north east. Parking is available on either of these roads.

The property comprises a semi-detached single storey rendered building under a pitched slate roof accessed directly from the lane. It extends internally to approx. 30 sq.m. The building is now in need of repair. Some internal upgrading/conversion works have been started within the property including heating and electricity, but these have been left unfinished. There is an area of bare land immediately adjacent to the property and the immediate location generally comprises garden plots, outbuildings and stores. There is housing to the north on Union Street and retail with residential above on Lochnell Street to the south. There is on-street parking available within the vicinity. Ideally placed and most recently used for storage, the premises provide an opportunity for continued storage or workshop use. There may be possibility for alternative use subject to obtaining necessary consents. All rights reserved.
