Sustrans to sell two redundant sites near Oban

 

SVA Property Auctions, Scotland’s independent property auction company, will be hosting the final  live-streamed auction of its 2022 programme on Wednesday 23rd November at 2pm. The auction will continue to follow the successful format of bidding remotely via an on-line portal as well as traditional proxy bidding or telephone bidding.

 

The November auction follows hot on the heels of the September auction, which despite being rescheduled at the last minute following the death of Her Majesty Queen Elizabeth II, raised over £50,000 in sales and sold 86% of the catalogue.

 

The November auction is a portfolio of seven lots including three lots being offered on behalf of well-established vendor Scottish Water comprising assets on Shetland, the Isle of Lewis and at Ballachulish as well as two lots from Sustrans and two from private clients.

 

Sustrans, custodians of the UK’s National Cycle Network, is putting two land parcels up for auction as they are surplus to the organisation’s requirements. A long, 450 metre section of former railbed, adjacent to Oban Airport, and now covered in deciduous trees, is being guided at £8,000. Says SVA Property Auctions director and auctioneer: “At its southern end this long, narrow site abuts the north side of the access roadway to the airport buildings and is likely to be of most interest to adjoining proprietors.”

 

A second Sustrans lot comprises, a 0.64 acre site to the south of Station Cottages at Benderloch. The property comprises a triangle of land bounded by the A828 to the east and a section of the “Caledonia Way”, also known as National Route 78 of the National Cycle Network, to the west. The site is predominantly populated with deciduous trees, a few conifers and some undergrowth. The current Argyll and Bute Local Development Plan (2015) identifies Benderloch as a Key Rural Settlement where development is generally encouraged, providing buyers with possible potential for redevelopment of the site. The lot is being guided at £12,000.

 

A further interesting opportunity for a buyer at auction is a prominent corner site on Burnfield Road in Giffnock. Extending over 0.173 acres the site comprises a tenanted garage / workshop producing an income stream of £12,000 per annum and a vacant, detached partly one and partly two storey office building, constructed of rendered brick and concrete under a flat roof. Parking for two cars is available to the front of the office building, whilst the yard surrounding the workshop provides parking for the tenant of the building. Says Vigers: “This lot is attractive, not only for its excellent position in the thriving community of Giffnock with rail links to Glasgow Central and East Kilbride, but also the flexibility of use. The office building is an ideal space for a range of small businesses, supported by a rental stream from the tenanted workshop and there may be further possible re-development opportunities down the line associated with a sizeable adjacent site.” Given the projected interested in the lot, SVA Property Auctions are anticipating the site selling for upwards of £130,000.

 

The first auction of the 2023 programme will take place on Wednesday 22nd February 2023.
