Location
Gullane is a picturesque village on the southern shore of the Firth of Forth in East Lothian. It sits astride the main A198 to North Berwick, approximately six miles west of the town and some 18 miles east of Edinburgh within easy commuting distance of the City. Gullane is renowned for its many golf courses and is the home of the championship course at Muirfield. This is a popular area for tourists and day trippers. The area is one of natural scenic beauty with its rolling countryside, beautiful beaches and historical monuments. Amenities include the village hall, primary school and a variety of local shops with North Berwick and Haddington providing a wider range of facilities nearby. Secondary schooling is available in North Berwick. There are regular bus services to and from the city and train services from Drem, North Berwick or Longniddry. The land lies on the south west side of the village and runs along the east side of Hamilton Crescent.
Directions
The easiest way to view the land is to make your way to Muirfield Terrace. Travelling through Gullane from the south west, take a right onto Muirfield Drive and then take second right onto Muirfield Terrace. Follow this road to where it turns to the left and you will see the public recreation ground in front of you. Description
Historically forming part of the old branch railway line, this is a long strip of ground almost rectangular in shape. The site extends from just west of the northern corner of the park, all the way along the north west edge of the park, to the point where it meets the boundary of the golf course at the southern corner of the park. The site is generally covered by a mix of semi-mature trees and scrub. The land’s north-western boundary is formed by the rear gardens of Hamilton Crescent where there is a mixture of boundary demarcation. The south east boundary adjoins the Council owned public park, the south west boundary adjoins Gullane Golf Club and it is understood that the area to the north east of the site is within private ownership. These boundaries are undefined. There is evidence of encroachment on parts of the land within the subjects of sale. We are not aware of any agreement providing permission for the use of this land. Prospective purchasers are advised to check title and access provision, site plans and boundaries, the details of which are included within the title pack which can be obtained from the seller’s solicitors.
