Former Clinic with Parking – Scope for Alternative Uses – 140 sq.m. (1,507 sq. ft) on 0.072 Ha (0.178 Acre)

LOCATION

Tarbolton is small village in South Ayrshire, situated between Prestwick and Mauchline, some 3.6 miles east of the A77. The village has a couple of small convenience stores, a Pharmacy and pubs but is probably best known as the home of the National Trust for Scotland’s Museum, comprising Robert Burns’ “Bachelor’s Club”.

DIRECTIONS

From the A77 (Sandyford Toll Roundabout) head east on the B742 towards Mossblown and almost immediately bear left onto the A719 towards Galston. Bear right at the sign for Tarbolton onto “Westport” and head across country into the village. Once in the village, turn right onto the B730 and follow the road right onto Montgomerie St, keeping the pharmacy on your left. Pass the Spar on the right and the property is immediately on the left, set back from the road.

DESCRIPTION

The property comprises a single storey detached building most recently used as a clinic and surgery, together with an area of tarmac surfaced car parking to its front and a small area of undeveloped ground to the rear. The building has rendered and painted brick walls under a mainly pitched and slate clad roof. The property is split into two sections with a small link corridor which currently provides the main access to the accommodation. The front section of the building (formerly the clinic) comprises two offices, two stores, toilet and kitchen. The rear section (formerly the surgery) currently comprises five rooms, two stores and a toilet. Some of the accommodation has been created with light weight part glazed partitioning, most of the rooms have wall mounted trunking and three have a combination of either wall and/or floor mounted cupboards etc. The accommodation has fluorescent lighting, electric heating and modern double-glazed windows, although some units are broken and will need replacing. The building could provide flexible space and although requiring refurbishment, is potentially suitable for a variety of uses. All rights reserved.
