Shotts is located in the middle of Scotland’s Central Belt, some 22 miles from Glasgow and 31 miles from Edinburgh. It also enjoys good road communications being less than 3 miles south of Junction 5 on the M8 motorway. Shotts railway station has services to both Edinburgh and Glasgow. The town originally grew on the back of the iron and steel industries and was then subsequently a base for the coal mining and brickmaking industries. These heavy industries have largely departed, although there is still some open cast mining in the area. The town is now a base for circa 8,800 people mainly involved with the services and transport sectors as well as being an increasingly large residential base as the community is expanded by new housing. A major project currently under construction is EDF’s West Benhar Wind Farm, which lies to the north of the subjects of sale.
From Junction 5 on the M8, head south for a short distance on the B7057, cross the B7066 by turning right and almost immediately left onto Shotts Road and continue south. Shotts Rd becomes Benhar Rd (B717) and after approximately 2 miles cross over the railway line. Immediately on the left and before a short terrace of bungalows, the north-western end of site has a frontage to Benhar Rd. However, interested parties should continue south on Benhar Rd, passing Kirk Rd on the right and take the next left, by the War Memorial (and before the roundabout). This road is known as High Street. Proceed uphill passing the Library and “NL Leisure Centre” and as the road bears right it becomes Stable Rd. Pass the entrances to Davidsons Animal Feeds, Stuart Nicol Transport and Nicol Boilers. At the sign for the Stable Road Business Park, bear right and at the top of the rise, the southern entrance to the site is directly ahead.
The property comprises a brownfield site known locally as the Northfield Brickworks. It comprises a substantial site, irregular in shape, which lies generally to the east of Benhar Road, and the Stable Road Business Park. The Edinburgh/Shotts/Glasgow railway line forms its northern boundary and there are new housing developments to the south. SVA Property Auctions have not inspected the entire site, but in general, the site is undulating and includes some areas of hardstanding in the west, embankments, areas of open ground, open water (The South Calder Water and The Voe) and areas of low-lying ground. It appears to be predominately down to rough grass and scrub with some areas of both deciduous and evergreen trees.
