Former Steading Buildings and Land with Development Potential in Rural Island Location – 0.36 Ha (0.89 Acres)

LOCATION

Islay is the southernmost of the Inner Hebrides islands and is often referred to as the “Queen of the Hebrides”. Famous for its whisky, the island currently has nine working distilleries, many of which offer tours/visitor centres. The property is located around 7 miles from the picturesque conservation village of Port Charlotte. The island is served by ferries from Kennacraig to both Port Askaig and Port Ellen, the latter being the main fishing port and base for the sailing community. The town provides a range of services, including shops, a surgery, Post Office and Primary School. The island is also served by daily flights from Glasgow.

DIRECTIONS

From the village of Port Charlotte take the A847 heading south towards Portnahaven. After approximately 3.2 miles, turn right onto an unmade public road and follow this road between the forestry plantations for approximately 1.5 miles before turning left into a private track. Follow the track for approximately 250 yards to the gate where you will find the entrance to Ballimony Steading. Grid Ref: NR1950255017

DESCRIPTION

The property is located in an attractive remote part of the island and offers an interesting opportunity to acquire a complex of derelict steading buildings and land. The property comprises a number of stone buildings. The site is fenced with the walls of the buildings forming the western boundary. It is located close to three existing cottages and consent has been granted for a fourth. Subject to obtaining all necessary consents, the property offers the potential for new build development combined with the restoration of the original structures. Interested parties should check the Legal Pack for information relating to Servitudes, Rights, Burdens, and Wayleaves. We understand there is mains electricity close by for connection to the property and it is assumed a new owner will use a bore well for water. All rights reserved.
