Lot 9 LAND OFF BROWNIESIDE ROAD & STANRIGG STREET, PLAINS, ML6 8NP
Land, mainly comprising a Bing. Possible Redevelopment Opportunity – 0.9 Ha (2.3 Acres)
LOCATION
Plains is located some 2 miles east of Airdrie, 14 miles east of Glasgow and some 32 miles west of Edinburgh. The town itself enjoys good road communications as it straddles the A89 and it also now benefits from the Airdrie/Bathgate railway line which from nearby Drumgelloch and Cauldercriux stations provides direct rail services to Edinburgh and Helensburgh.
DIRECTIONS
Heading east on the A89 (Airdrie Rd/Main St), and on approaching Plains, pass the former Thames PFS and turn south onto Stanrigg Street at the signs for “Forrest for Flowers” and “Easter Moffat”. The road bears left as it crosses the railway line and the south boundary of the lot is on the left a short distance before the junction of Stanrigg Sreet and Brownieside Road. Turn left at the sign “Forrest for Flowers” and “Calder Grange”, follow the road north and after the entrance to Brownieside Mill House/Forrest for Flowers, the track providing access to the site is on the left, immediately prior to the site of two new bungalows, one of which is under construction. Grid Ref: 279624,666594.
DESCRIPTION
The property comprises an irregularly shaped site predominantly occupied by a Bing. The ground rises from Stanrigg Road, and is partly covered with vegetation which includes a mix of semi-mature deciduous and evergreen trees. The site has the benefit of a pedestrian and vehicular right of access from Brownieside Road over the yellow strip denoted on the plan. All rights reserved. SITE AREA

PLANNING
A site lying to the north-east of the lot was granted consent for the development of two bungalows in 2019 (Ref: 19/00671/FUL). One house is complete, and the other is now under construction. The subject land is identified as being part of an “Urban Area” in the North Lanarkshire Local Plan. We understand a 161 acre site further to the south of the subjects has been acquired by the NHS for a replacement University Hospital Monklands. This may lead to wider regeneration/development in the area in the medium/long term. Interested should make their own enquiries to North Lanarkshire Council Planning Department Tel: 01236 632500 or Email: planningenquiry@northlan.gov.uk
